F1RST Residences is a vibrant 450,000 SF mixed-use development designed with community in mind. The facade incorporates a series of horizontal glass bay projections floating atop an extensive retail base of curated fast casual dining options with 20-foot high windows to provide a connection to the lively street experience. Multiple levels of terraces take advantage of sweeping park and riverfront views, while helping to blend the residential experience with that of the energetic street life below.
Residents and guests are welcomed by an elegant two-story lobby featuring a glass connecting stair that overlooks the space. A soothing water-inspired palette combines natural elements including colored glass, a fireplace and rich wood accents with white and blue tones reminiscent of the nearby waterfront. F1RST’s upscale and modern persona is further defined by artwork selected and commissioned collaboratively by the client and design team to make tenants feel more at home.
To curate a residential experience positioned for socializing and entertaining, the team paid special attention to amenity spaces, including a second-level club room, fitness center and courtyard, opting for intimate shared spaces that support personal use and community events alike.

One of the building’s most unique features is its rooftop, featuring the Upper Deck – a stadium-style seating area with a large screen TV and first-of-its-kind views of National’s Park and the river below. The vast entertainment space includes a variety of grilling and dining stations, a pool and lounge, and a dog park all designed to encourage connections and a sense of community among residents.
Hickok Cole Creative collaborated with Lifestyle to incorporate F1RST’s existing brand into the comprehensive signage package, including wayfinding, ID signage as well as custom supergraphics and distraction graphics. To fuse the brand’s playful assets with the interiors of the building, Creative customized a unique icon set paired with sophisticated typography.
Now 100% leased, F1RST is dedicated to finding creative ways to bring the community to life through an extensive social media program and inclusive community events. The foundation of brand designed into every element of the resident experience contributes to ongoing neighborhood and resident engagement and ensures that F1RST and its residents continue to be a vibrant and thriving part of their neighborhood’s future.
