The Corcoran

The Corcoran, with 4,000 SF of ground-floor commercial space and 35 apartments on six floors above, marks its presence on a prominent plot at the northeast corner of 14th and Corcoran Street’s NW. The project aims to stitch the historic residential fabric of Corcoran Street with the higher density development of 14th Street.

Set against the picturesque backdrop of Corcoran Street, the project strives to be contextually sensitive while embodying the energy of 14th street’s arts and retail corridor. By respectfully massing the building to reflect the palette, proportions, and attention to detail of the surrounding historic properties, the building introduces a contemporary, sculptural language that speaks to the vibrancy of the district.

The residence is comprised of two architecturally subdued masonry volumes that gradually pull apart to reveal a sleek structurally glazed curtain wall system. The dynamic central mass culminates in a two story “crown” of penthouse apartments, set back from the street to maintain the neighborhood’s traditional scale.

Leasable, ground-floor commercial space fronts high-traffic 14th Street, placing the residential entrance on quiet, tree-lined Corcoran Street. This choice allows for an intimate, jewel-like entry pavilion that gradually blends into the adjacent row of residential townhouses to the east.

Creative Output

Hickok Cole’s Creative studio supported The Corcoran with a collaborative branding exercise that included a logo and exterior signage design inspired by the architectural frit pattern on the windows.

Careful detailing of masonry openings, window systems, branded graphics, and the strategic incorporation of green roof elements throughout the project further differentiate this boutique building from the pack. A significant detail is the graphic frit visible at all punched window openings and along the vestibule curtain wall at the entrance which was inspired by a tree canopy lining Corcoran Street.

The interior spaces enhance contemporary urban living by providing residents with luxurious finishes and verdant views. Thoughtfully positioned doors connect living and bedroom areas to maximize city views while drawing the eye away from private areas of the unit. Many units have direct access to the outdoors via terraces or balconies while others benefit from Juliet Balconies and generous expanses of glass.
